How To Attract Buyers When Selling Your Property

If you’re moving, you’re probably hoping for a quick sale. Selling a house can be a roller coaster ride of emotions. The most important thing is often enticing buyers through the door. If you’re eager to sell your home, these tips will help to attract buyers and hopefully secure that all-important offer.

Ensure that your home is in good shape

Before you put your house on the market, it’s worth carrying out basic repairs and a mini refurbishment. Start with the outdoors and work through each room. You don’t need to go crazy and devote all your time and money to home improvements. Identify urgent issues and create a to-do list.

Start with any major problems, such as roofing issues. Any structural problems will put buyers off. Call in the experts to fix broken or missing tiles and patch up any holes. Use dehumidifiers to dry out damp spots and give the exterior a coat of paint.

Address any obvious cosmetic problems, such as ripped wallpaper or chipped paint. It will take you a day to give the walls a lick of paint or replace old paper, but it will make a massive difference. Stick to neutral colours.

Once you’re happy with the look of your home, take some good quality photographs to put online and in the property brochure. People often make judgements based in images, so make sure you are happy with the shots.

Inject some curb appeal

It takes seconds to fall in love with the look of a property. Curb appeal is one of the most important factors for some buyers. The good news is that you can make a positive difference without spending a lot of money. Paint your front door and add some potted plants or trees. Mow the front lawn and remove any clutter from the porch. Keep your driveway clear when you have viewings booked.

Clean up

If you have people coming to look around your house, it’s essential to clean up. Clutter, mess and dirt are major turn-offs for prospective buyers. Brush and mop kitchen and bathroom floors and vacuum throughout. Spray some room fragrance or light a scented candle. Tidy away shoes, coats and toys and open all the curtains.

Pay attention to detail

Often, simple touches can bring your house to life and create a homely, welcoming atmosphere. Add candles and throws to create a cosy living room. Freshen up your kitchen with fresh flowers and add a vintage mirror to the hallway to maximise the feeling of space. Make all the beds and plump up cushions and pillows. Extend a warm welcome to potential buyers and let them look around in their own time.

When you’re selling up, think about what you would look for as a buyer. Walk through your home and identify issues to address and selling points to showcase.
